Home prices are stabilizing, or even coming down, around the country, with more homes listed for sale, writes Janice Kai Chen and Rachel Lerman for The Washington Post.
Buyers stayed out of the market for the past six years because of rapidly rising home prices and mortgage rates.
“Buyers were just simply hit with the housing affordability challenges,” said Lawrence Yun, chief economist of the National Association of Realtors.
Now, mortgage rates are down and home prices aren’t rising as rapidly, attracting more buyers.
Prices for single-family homes grew 2.7 percent nationally in the last year, compared to a 6 percent rise the year before.
Delaware County home prices have increased 5 percent or more since 2024.
In Upper Darby, home values have risen 5.9 percent, to a 2025 average value of $217,000.
In Media Borough, home values have risen 6.1 percent to a 2025 average value of $614,000.
In Lansdowne Borough, home values have risen 6.9 percent, to a 2025 average value of $261,000.
Marple Township also saw a 6.9 percent increase in home value, to an average 2025 value of $563,000.
Haverford Township had a 7.8 percent increase in home value, to an average 2025 value of $513,000.
