10 Delco Communities Make ‘Hottest Neighborhood’ List for Home Value

Ten Delaware County communities made a Philadelphia Magazine ‘hottest neighborhood’ list of the Philadelphia region’s priciest properties and most expensive neighborhoods in 2022.

Here, in descending order of value, are the 10 most expensive Delco communities and the percentage increase in home values.

Villanova homes have an average price of $1,405,133 and rose in price 8 percent in one year.

Radnor homes have an average price of $991,120, with an 18 percent increase in price.

Edgmont properties have an average price of $901,652 and rose 29 percent in value in one year.

Tinicum had an average home price of $851,544 with a one-year change in value of 19 percent.

Wayne’s average home value was: $817,033 with a 5 percent rise in price.

Thornbury had an average home price of $776,865 with a 14 percent increase in value.

Rose Valley saw an average home price of $752,375.

Upper Providence homes had an average price of $724,104 with a 22 percent increase in value.

Newtown average prices were $708,890 with a 6 percent rise in value.

In Swarthmore, the average home price was  $671,842 with a 30 percent one-year change.
