Want a Home in Villanova or Haverford ZIP Codes? It’ll Cost You

The cost of Villanova homes will require at least $100,000 in household income.

If you’re looking at Greater Philadelphia ZIP Codes in your homebuying search, to cover the cost of Villanova homes and homes in Haverford, you’ll need a household income of at least $100,000, writes Joanne Drilling and Ryan Mulligan for Philadelphia Business Journal.

That’s more than the national median income of $74,580 in 2022.

The $100,000 figure is based on current median home values, interest rates, and an assumed 10 percent down payment.

Home prices are still rising in much of the region, according to a Business Journal analysis of data from Zillow Group inc. and Bankrate LLC.  

Housing markets have cooled across the country, except in Greater Philadelphia, where home prices are still rising and affordability has worsened.

In the Villanova ZIP Code, 19085, the median home value surpassed seven figures, with a typical home valued at $1.32 million. That’s an 8 percent increase from 2022.

A minimum annual income of about $329,000 would be needed to afford the mortgage payments.

The Haverford ZIP code 19041 is the next most expensive.

Those homes require an annual income of close to $248,000 to afford the $991,000 median home value.
