Dollars to Doughnuts, 3 Delco Towns are Among Wealthiest in PA

Delaware County is a big place, big enough to have three out of 10 of Pennsylvania’s wealthiest towns, writes Joselynn Chua for Suburbs 101.  

That’s based on median household income and home prices between March 2022 and March 2023. 

Villanova was second on a list of 10 for wealth in PA. The affluent suburb of 8,213 boasts beautiful mansions and Villanova University.

Home median sale prices are $1,242,000, with a mean household income of $344,997.

About 94 percent of the homes are owner-occupied, with 83.9 percent of residents possessing bachelor’s degrees or higher.

Not many children, though. Only about 8.9 percent of residents are under 18.

Rose Valley was sixth on the list. The charming art community of 1,017 has historic homes and the Hedgerow Theatre.

Its mean household income is $278,668 with a median home sale price of $829,000.

The homes in the community are 98.1 percent owner-occupied with 81.3 percent of residents graduating with a bachelor’s degree or higher.

St. Davids showed up as the eighth wealthiest in the state and is known for its parks, historic St. David’s Episcopal Church, and several universities.

The population of 3,604 has a median home sale price of $930,000 with a mean household income of $244,982.
