3 of Most Expensive Homes Sold in Region Came From Delaware County

Delaware County had the eighth most expensive home out of 25 sold in the Greater Philadelphia Region between Jan. 1 and July 31, writes Todd Romero for Philadelphia Business Journal.

A 5-bedroom, 6-full-bath home at 25 Orchard Lane in Villanova sold for $4.75 million on Jan. 10, 2022.

A list compiled by Philadelphia Business Journal looked at the most expensive homes sold in the first seven months of this year, ranked by sale price.

Also making the list from Delaware County was 8 Ivy Lane at Ardrossan in Villanova. It was the 13th most expensive home on the list. The 5-bedroom, 4-bath home sold for $4.095,064.

A Newtown Square home in the Radnor Hunt neighborhood placed 15th on the list.  The 7-bedroom home at 944 Garrett Mill Road sold for $4,050,000.

The average list price on the 25-property list was $4.68 million, the average sale price was $4.33 million and the combined asking price of all 25 homes reached $117.17 million.

The Greater Philadelphia region recorded 48,551 home sales from January through July.  That’s an 8.6% decrease from the same period in 2021, but in the same period, the median sale price was up 8.3% from $300,000 to $325,000.
