Alternative Proposal for Development in Wallingford Still Worries Neighbors

A decision is pending over a duplex proposal on a five-acre tract on Wallingford Avenue in Walllingford, writes NeilSheehan for the Delaware County News Network.

Neighbors have expressed concerns about house density, storm water runoff, and increased traffic. The tract would have to be rezoned and undergo evaluations before the project could be approved by township officials.

The Wallingford Board of Commissioners recently approved a proposal by Malvern-based Progressive New Homes to build 10 single-family homes on the property.

On April 11, community members asked Progressive New Homes owner Sarah Peck to build something more affordable. The alternative 32-unit, 16-duplex plan would offer units for sale between $250,000 and $375,000 and would generate more taxes. Single-family homes would sell for about $500,000. There would be no noticeable impacts to traffic, according to Peck.

Residents were concerned the duplexes would cause higher taxes and a city-like landscape.

“It’s too much. It’s too compact. It’s too dense,” said Vernon Street resident Elizabeth Cauley, at a recent meeting of the board of commissioners.

Fifteen neighbors signed a petition objecting to the duplexes while another local group supports alternatives to single-family homes.
