Temple purchased the landmark former University of the Arts property earlier this year for $18 million and has approved a $35 million renovation budget, with $30 million coming from the Commonwealth of Pennsylvania.

The university plans to transform the 17-story former Ritz-Carlton Hotel into a hub for partnerships, the future home of its Center City campus after the 1515 Market Street lease ends in June 2027, and a central anchor for an innovation corridor along Philadelphia’s main axis.

“In Center City, we’re thinking a lot about how the building isn’t a closed campus, that it’s much more a part of Avenue of the Arts and Center City,” said Andy Altman, an urban planner and developer who serves as a senior adviser for Temple’s innovation corridor initiative. “We’re going to make it this vibrant hub and be public-facing.”

Even with a summer 2027 move-in, Temple has already started outfitting Terra Hall and shaping its future role in the life of Broad Street.
