A $60 million, 121-room Marriott hotel catering to the suburban tenants of Brandywine Realty Trust is opening in Radnor this spring, writes Jake Blumgart and Michael Klein for The Philadelphia Inquirer.
“We were constantly hearing from our tenant base that as they were bringing people in from out of town, there was no real high-end, luxury hotel for them to spend time in,” said Jerry Sweeney, Brandywine’s CEO.
The 5-story Marriott Tribute Portfolio hotel, dubbed the Brandywine, will be located at 165 King of Prussia Road.
Merrick’s Tavern will be on the ground floor, serving regional American dishes and drinks. The Pomelo Rooftop Terrace will serve cocktails and a locally-sourced menu.
Sweeney said Brandywine has 3 million plus square feet of office space in the Pennsylvania suburbs, and over 2 million of that is within walking distance of the planned hotel.
A quarter of the hotel’s business will likely come from Brandywine’s Radnor office building tenants, which include Lincoln Financial Group, Arkema, and Penn Medicine.
Demand will also come from seven colleges within a five-mile radius, from nearby healthcare facilities, and from visitors to major events happening this year in the Philadelphia region.
