Hatboro Wawa Sells for $7.4M in Major Local Real Estate Deal

A newly built Wawa in Hatboro sold for $7.4M, marking Altimari Properties’ first Wawa acquisition in Montgomery County.

A recently built Wawa in Hatboro has changed hands in a multimillion-dollar deal, writes Schwedelson for The Philadelphia Business Journal.

Ivyland-based Altimari Properties purchased the Wawa at 412 S. York Road for $7.4 million. The convenience store was completed in 2023. It sits at the busy intersection of York and Horsham roads and includes fuel service and a liquor license.

The property marks Altimari Properties’ first ownership of a Wawa location. Owner John Altimari called the Hatboro site “the jewel of Wawas,” citing its visibility and long-term stability. The 5,585-square-foot store is leased to Wawa under a 20-year agreement. The deal runs through 2043, with options that could extend the lease to 2068.

Arctrust developed the site through a joint venture with Verrichia Co. Arctrust gained full control of the property earlier this year before completing the sale, according to county records.

Altimari Properties owns roughly 20 shopping centers and office buildings across Bucks and Montgomery counties. It focuses on long-term, fully leased properties. The Hatboro Wawa’s proximity to major roadways, nearby housing, and the Pennsylvania Turnpike helped make it an attractive addition. This deal is just another sign that Montco retail locations remain in high demand.
