Affluent homebuyers are snatching up properties in Villanova, making it one of the top luxury housing markets in America, writes Ryan Mulligan for Philadelphia Business Journal.
Villanova’s 19085 ZIP Code ranks 49th on a list of 258 ZIP Codes, according to third-quarter listing and sales data from Intercontinental Exchange.
It was the only Philadelphia-area market on the luxury home list.
It shares space with Southern California neighborhoods, affluent New York suburbs, and East Coast beach towns.
The 19085 ZIP Code had an average list price of $1.97 million. The average home sale price was $1.9 million in the third quarter, a 9 percent jump from the same period in 2024.
Driving Villanova’s sales pace is low inventory on the Main Line, keeping demand high for homes on the market.
Agent Lisa Yakulis described “a very busy fall market” on the Main Line.
“People will circle around something, sometimes thinking it’ll be there, and then all it takes is one person moving in on something. All of a sudden, people realize they can lose it, and then they jump in,” said Yakulis, an agent with Kurfiss Sotheby’s International Real Estate.
