In November 2025, luxury homes in the Philadelphia region sold faster than those in most other parts of the country, according to a new analysis by Realtor.com, writes Michaelle Bond for The Philadelphia Inquirer.

With luxury homes spending an average of 64 days on the market, roughly a week less than at the same time in 2024, the Philadelphia area now ranks eighth among the country’s fastest-moving luxury markets.

Strong demand for luxury homes, paired with a housing supply that has not kept up, is one of the main reasons that properties in the region are selling relatively quickly.

Realtor.com classifies homes as luxury if their listing price is among the top ten percent in their local market.

At $898,989, Philadelphia’s luxury home threshold was the second lowest among the ten fastest-selling metropolitan areas, just behind Chicago at $894,561.

Philadelphia’s luxury home threshold sits below the national average of about $1.2 million, which has decreased 2.3 percent year-over-year as of November. Homes at this price or higher typically stayed on the market for 78 days.
