Media-based Rockwell Development Group is building more than two dozen multimillion-dollar homes on the Radnor estate of the late Campbell Soup heiress Dorrance “Dodo” Hill Hamilton, writes Ryan Mulligan for Philadelphia Business Journal.
Rockwell closed a deal last week to purchase 3.5 acres of the estate for $4.96 million.
It will close on the remaining parcels of the 8-acre estate at 204 Strafford Ave. in later months.
The existing 7,000-square-foot residence, along with several greenhouses and outbuildings, will be razed.
The 29 neo-traditional designed homes, known as Strafford Walk, will be built on 7,500 square-foot lots. Work starts this summer with the first completion in 2027. The homes will start at $2.8 million.
“The market has really rewarded real estate developers that have been able to build in existing communities, homes that feel like they belong there,” said Rockwell president Greg Lingo.
A Hamilton family trust supporting educational endeavors in the Philadelphia region will receive proceeds from the land sales, according to Lingo.
Hamilton, a billionaire and prominent philanthropist, was the granddaughter of Campbell’s Co. founder John T. Dorrance. She died in 2017 at age 88.
Lingo’s mother-in-law worked on the Hamilton family accounting team.
