Westtown Township’s $20 million purchase of 206 acres of Crebilly Farm has sparked renewed interest in the four residential parcels that remain, writes Ryan Mulligan for the Philadelphia Business Journal

Crebilly Farm spans 308 acres, with 102 acres unsold. These have been divided into four parcels, zoned for single-family homes, and valued at $11.2 million. 

After the sale that capped a seven-year effort to preserve the majority of the farm from development, individual buyers are once again calling with interest to purchase and fill the remaining open space. 

“Now that the township property has settled and people know that that’s going to be preserved, my phone has been extremely busy with people looking at the other [parcels],” said Lisa Yakulis, an agent with Kurfiss Sotheby’s International Realty

Potential buyers have the opportunity to build expansive single-family estates on the remaining parcels, added Yakulis. Each individual site spans dozens of acres and can have one primary residence with any supporting buildings. 

As a bonus, thanks to the conservation easement, “the views from within the property will still be maintained as much as possible as they currently exist,” said Yakulis. “And that’s highly unusual.”
