For the First Time, Delaware County has a ‘Million Dollar’ Neighborhood

Pennsylvania now has 2 'million-dollar' neighborhoods. One is in Delaware County.

With limited housing for sale and continued buyer demand, Pennsylvania now has two million-dollar neighborhoods, places where the typical home won’t sell for anything under $1 million, writes Michaelle Bond for The Philadelphia Inquirer.

One of those neighborhoods is Gladwyne. The other, in Delaware County, is Villanova, according to Zillow.

Villanova’s typical home value in February was $1.3 million and Gladwyne’s was $1.37 million, according to Zillow.

In both communities, “you have some majorly expensive properties” and significant estates, said Jennifer LeBow, a real estate agent in Compass’ Main Line office.

Nothing special has happened in either community that would explain why a typical home value rose above $1 million, except the increase in home prices overall, she said.

Last year, there were no communities where the typical home was worth $1 million or more.

Villanova’s median household income is $250,000.

The United States is seeing a record number of “million-dollar” communities—550 of them, up from 491 a year ago.

If mortgage rates drop this year, “we may see a surge in million-dollar cities as even more buyers jump in and drive prices higher,” said Anushna Prakash, a Zillow economic research data scientist.
