When Nick Carter wanted to expand his commercial cleaning business to southeastern Pennsylvania, he contacted Zommick McMahon Commercial Real Estate to assist him in finding the ideal location.

When Nick Carter wanted to expand his commercial cleaning business to southeastern Pennsylvania, he contacted West Chester-based ZMCRE to assist him in finding the ideal location.

“Our original location for Pro Quality Cleaning is in Mechanicsburg, where we service south-central Pennsylvania, and we wanted open an office in southeastern Pennsylvania to service Chester, Bucks, Berks, and Philadelphia counties,” said Carter. “I did some research on commercial realtors in Chester County and Zommick McMahon had a lot of good reviews, so I gave them a call.”

Pro Quality Cleaning was founded in 2009 by Carter and his wife and has grown to 100 employees with close to $3 million in business. The full-service janitorial company provides routine office cleaning; industrial cleaning; floor, carpet, and tile cleaning; disinfecting; and other interior and exterior cleaning services.

“Nick was not from the area, but he found our information and called our office,” said Jen Meehan, Zommick McMahon’s Director of Sales who worked with Carter from that initial contact. “We discussed his business and how he was searching for office space with a warehouse component. In the commercial world, this is known as flex space, and in recent years, it has become in high demand.”

While offering many commercial services, one of Zommick McMahon’s specialties is tenant representation, which Meehan says in more than just helping clients find a good site. Not only does ZMCRE’s agents find great locations based on their clients’ individual business needs, they use their experience and market knowledge to effectively negotiate leases that reflect their clients’ best interests. ZMCRE’s attention to detail and outstanding customer service allows it to help its clients navigate the entire process from start to finish.

“Not only do we find a tenant a location, we negotiate their lease and tell them all the ins and outs of things that will set them up for the most success with their business,” Meehan said. “We help them navigate through the whole process.”

Due to the economic impact of COVID-19, and the new normal of more employees working from home, Meehan has seen an increasing demand for tenant representation from businesses that want to reduce their footprint.

“We are finding that companies with large footprints, specifically in office, have started evaluating their need for that much space and, in some cases, have considered reducing their square footage,” she said. “We have seen an uptick in office space inquiries between 3,000 and 10,000 square feet. Nick has an industrial component to his business – a warehouse for employees to collect and distribute products – and that type of space is highly sought after.”

After visiting a variety of sites in Chester County, Carter settled on a location in Exton.

“Jen was great to work with, and what we eventually found is very similar to our set up in Mechanicsburg,” said Carter. “The place was perfect for us, and once I saw the potential it had, I wanted to pull the trigger because I know it’s hard to find some really good flex space. Not only did she help us identify that space, she also helped us negotiate the lease and finalize the agreement.”

According to Meehan, it is an important advantage for people to use tenant representation when trying to find a great location for their business, and at a fair price. The key is using a team of agents who know the territory, the market, and how it all works together.
