Haverford real estate agent Lavinia Smerconish has been selling houses on the Main Line for 36 years and is excited by a new chapter in her career, writes Linda Stein for mainlinemedianews.com

In Janaury, Smerconish joined Compass, a combination real estate/technology company that has been expanding from its roots in New York City and is now opening offices in the Philadelphia area.

The technology allows her to better serve her sellers, letting them know if someone is looking at their property. With Compass, “you can see who is looking and when they’re looking and how often they’re looking and it not only helps guide your marketing but it also helps remind you of who you should be following up with,” she said.

Compass is the largest single ownership real estate company in the country and they’re expanding exponentially.

While she lists homes at “all price points” most of Smerconish’s inventory could be called luxury homes, with acreage, location or historic value.

“It’s something that requires a little bit more marketing effort and a little bit more creativity,” said Smerconish. And these days, “buyers have changed what their parameters are for a desirable home.”
