Two well-known King of Prussia hotels are officially on the market, creating a rare investment opportunity in one of Montgomery County’s busiest commercial districts, Emma Dooling for The Philadelphia Business Journal.
The Fairfield Inn Philadelphia Valley Forge/King of Prussia and the Crowne Plaza Philadelphia King of Prussia were recently listed for sale after their previous owner, Buccini Pollin Group, surrendered the properties to debtholders earlier this year.
Together, the neighboring hotels offer 306 guest rooms across more than 163,000 square feet on nearly 10 acres directly across from the King of Prussia Mall. The Crowne Plaza is a full-service 226-room hotel at 260 Mall Boulevard. It features the Forager restaurant and the Liberty Conference Center with 24,000 square feet of meeting space. Next door, the 80-key Fairfield Inn was built in the 1990s to support overflow demand.
While the hotels have underperformed in revenue per available room, strong average daily rates and upcoming regional events in 2026, including the FIFA World Cup and MLB All-Star Game, could drive future growth. The properties generated just under $11 million in revenue over the last year.
GF Hotels & Resorts has since taken over management as the properties move through receivership, signaling a fresh chapter ahead for this high-profile corridor.
