Philadelphia witnessed a record 8,000 homes built throughout the city in 2024, and while many different neighborhoods got in on the housing increase, one felt it much more than the rest, writes Michaelle Bond for The Philadelphia Inquirer.
About 3,000 of the aforementioned new homes were built in the Greater Center City area, increasing the ratio of Philadelphians living in the area to 1-in-8.
While Greater Center City represents eight different ZIP codes, one in particular featured nearly one-fourth of the new homes built last year.
That ZIP code is 19123, the area in and around Northern Liberties.
The 2025 Center City District housing report explained why this area is such a good one to build new homes.
“This geography contains several rapidly developing corridors, with the Delaware River waterfront from Callowhill Street to Penn Treaty Park being the most active,” the report said. “Spring Garden Street and North Broad are other areas of intensifying development.”
Clint Randall, Center City District’s vice president of economic development, added that the waterfront was the source of a large number of new units.
The overall growth of the Greater Center City area has also led to a boost in businesses and retailers.
