A proposal for luxury condos in downtown Wayne will be considered by Radnor commissioners in February.

Downtown Wayne could have a different look going forward if plans are approved for a 52-unit luxury condo complex, writes Jesse Bunch for The Philadelphia Inquirer.

The development is a response to high-income Main Line residents looking to leave their large family homes behind in favor of the low-maintenance condos.

The proposed $78.3 million complex requires a vote from the Radnor Township Board of Commissioners, who will take up the issue in February.

The condos, dubbed 60 West, are proposed at South Bellevue Avenue and Lancaster Avenue, according to developer Concordia Group.

Condos would be priced at $1 million for smaller units and over $2 million for larger ones.

“People in the big homes are finally realizing they want to downsize,” said Robin Gordon, a Main Line Realtor who heads the Robin Gordon Real Estate Group. “Until recently, there’s really been no physical options.”

Wayne has undergone a lot of development in recent years, and more luxury developments are being planned.

Some are worried about growing traffic and parking problems in a town known for its spacious historical homes.

But Ken Kearns, president of the Wayne Business Association, welcomes the development as a way to reinvigorate Wayne’s economy.
