Demand for houses is still high and inventory is at an all-time low. That means a rising asking price for houses on the market.

Even so, homes in two Delaware County ZIP Codes managed to sell well over the list price, writes Ryan Mulligan for Philadelphia Business Journal.

The on-fire housing market, fueled by the pandemic, has made a costly guessing game out of putting offers out on a home.

Below are two Delaware County ZIP codes where the median closing prices of a home were more than the median list price in 2021.

ZIP Code: 19041

Located on the Main Line just outside of Philadelphia proper, Haverford’s median home value is approaching $1 million. The 19041 ZIP code is home to about 6,500 residents with an average household income of just over $138,000. Homes sold for 2.9% over the list price in 2021.

ZIP Code: 19013

Just south of Philadelphia in Chester, homes went for 5% above the asking price. The 19013 ZIP code is home to just over 35,000 residents and the average household income is $32,400. The median home value as of February was around $67,000.
