Coventry Woods Development in Springfield Gets Green Light from Commissioners

National Realty Corporation’s development application for the Estates at Coventry Woods in Springfield received a green light from commissioners at their meeting earlier this month, writes Susan Serbin for the Delaware County News Network.

The meeting included a conditional use hearing attended by two dozen residents. The development had already received relief for parking, design, and the positioning of the building from the Zoning Hearing Board.

The process has taken more than a decade, but the developer has finally received approval for Phase 1A. This is the development of a 30,000-square-foot building on a 2.2-acre parcel along State Road.

During the meeting, project engineer Matt Houtmann laid out the fundamentals of the 125-space parking field, stormwater inlets, landscaping, and lighting. He also outlined placing a traffic signal across from Weymouth Road if PennDOT specifications are met.

Meanwhile, residents expressed further concern that the future phases would include 131 independent living townhomes and 218 assisted living residences. However, township engineer Joseph Mastronardo said the next phases have not yet been fully engineered.

“The township will have control over each phase,” said Mastronardo. “The developer will be back to the commissioners at every stage.”
