Judging by median home price, Villanova is the most expensive ZIP Code in Pennsylvania, and four more Delaware County locales cracked the Top 25, writes Eliza Theiss for PropertyShark.

The increase in house prices is a direct result of high demand and low inventory. This is especially true for the Greater Philadelphia area, which seems to be in the middle of a buying frenzy. This is making bidding wars and inflated offers increasingly common and pushing median home sale prices closer to pre-recession levels.

To compile the list of the most expensive ZIP Codes in the Keystone State, PropertyShark looked at all residential transactions that took place between August 2016 and July 2017, excluding package deals.

Villanova’s 19085 is top in the state with a median sale price of $1,046,925. This also makes it one of the most exclusive areas nationwide. The famously affluent area is popular with celebrities like Will Smith.

Also among Pennsylvania’s Top 5 is Haverford’s 19041, which ranks fourth at $585,000. Wayne’s 19087 ranked 15th at $455,000, while Chadds Ford’s 19317 came in 17th with $454,000. Glen Mills’ 19342 rounded out the Delco contingent at No. 22 with $426,000.
