Borough of Rutledge an Affordable Real-Estate Option in a Great School District

As one of the smallest locales in Delaware County with just 798 residents, Rutledge offers opportunities that many other bigger communities can’t, writes Alan Heavens for the Philadelphia Inquirer.

Clark Kendus of D. Patrick Welsh Real Estate pointed out that of all the communities that comprise the sought-after Wallingford-Swarthmore School District, Rutledge homes offer the most affordable entry.

Based on the recent sale of 14 houses, Swarthmore’s median price for the first quarter of this year was $325,000, while Rose Valley’s median was $402,000. Rutledge checked in at $170,000.

According to Kendus, there are currently only two listings in town. These have “an average price of $235,500 and average days on the market at 216.”

Kendus believes that the main factor influencing the low sales is the fact that people like to live there. Despite its size, the town has a good location, within easy walking distance of Morton, and offers beautiful vistas for ambling and picnics.

Out of the three sales in the last 180 days, the highest sale price was $261,500 while the average for the period was just $200,500.

“Most of the houses in Rutledge are 80-plus years old and are bigger,” added Kendus, noting that most buyers are not looking for older houses that may need some work.
