The Antithesis of the Bucks County Mansion, the ‘Tiny House,’ May Be Real Estate’s Next Big Thing

The out-of-kilter residential housing situation is one of many factors spawning a nationwide real estate trend for so-called “tiny houses.” But in reality, purchaser preferences for humble homesteads started in the late 1970s and early 1980s, a pushback of the “greed-is-good” mentality that pervaded popular culture of that era, according to iProperty Management.

Tiny houses are typically between 100 and 400 square feet, according to iProperty Management, and owners cite numerous advantages to living in them:

  • Smaller price tags, which translates to smaller debt
  • Diminished carbon footprint. A tiny home uses about seven percent of the energy of a traditionally sized house
  • Appreciation and resale values. Realtor.com states that appreciation on a tiny house is 19 percent vs. 9 percent for a full-sized dwelling

The market nationwide is healthy for these half-pint properties; however, economists see a significant boom coming. Its drivers include:

  • Post-COVID-19 residential real estate buyer exposure to the advantages of living small
  • The burgeoning senior citizen population looking to downsize in their retirements
  • Millennial purchasers wanting a more sustainable, pared-down lifestyle from their consumer-driven boomer parents
