New Proposal for Nether Providence Duplexes Lowers Housing Density to 28 Units From 32

A developer has gone back to the drawing board in hopes of securing approval for a duplex complex on Wallingford Avenue in Nether Providence, writes Neil Sheehan for the Delaware County News Network.

Progressive New Homes’ latest plan calls for 28 units versus an earlier proposal seeking 32. In reducing the housing density, the company is trying to get back on track a proposal rejected in a 5-1 vote by the township Planning Commission in early May.

The Board of Commissioners will consider the revised plan June 27.

The development would be built in the South Media section of the township adjacent to Sapovits Park.

Initially, Progressive New Homes sought to build 10 $500,000 single-family homes on the five-acre wooded tract. In March the township approved that proposal.

But at the urging of some nearby residents, the firm agreed to put together a plan that would involve more units at lower prices. They proposed 16 buildings, with duplexes on lower and upper levels that would sell for $250,000 and $375,000 each, respectively.

That plan was rebuffed by the Planning Commission May 6, based on density, stormwater management, parking and other concerns.
