The Nether Providence Township Planning Commission voted unanimously to approve the proposal by Progressive New Homes of Malvern to develop 10 single-family homes on the five-acre property next to Sapovits Park, writes Neil Sheehan for the Delaware County News Network.

Each of the houses will cost around $500,000.

The application is by-right. This means the development is allowed under the existing zoning requirements for the area with no variances necessary.

Under the proposed plan, two-thirds of the property will be developed and one-third left wooded. This will serve as a buffer between the development and the park, and would be restricted from other future uses.

However, according to Sarah Peck, owner of Progressive New Homes, she is still in talks with neighbors of the property for an alternative plan for the site.

The alternative vision would include 32 units in 16 two-story buildings. Costs for the units would range from $250,000 to $375,000, which would be affordable to community members, said Peck.

“The neighbors have offered thoughtful, intelligent feedback,” she said.

A final decision on the development plan by the township board of commissioners is expected later this month.
