As new home sales slow nationally, major homebuilders are pivoting toward active adult communities. Toll Brothers is leading the charge through its Regency brand.
Regency communities are built around lifestyle. Clubhouses, pickleball courts, fitness centers, and walking trails are standard features. The nearly 500-unit Regency at Waterside in Ambler has sold all but two homes since opening in 2021. Hundreds more Regency units are in the pipeline.
“The demographics alone, not just here but across the country, will tell you that market segment is doing nothing but growing,” said John Dean, Toll Brothers division president.
The 55-plus buyer is attractive to builders. Many are downsizing, sitting on equity from a recent home sale, and are more concerned about taxes than monthly payments. That buying power lets builders develop denser communities on smaller lots while maintaining margins.
Toll Brothers is also shifting away from custom homes toward “quick move-in” homes ready in 30 to 90 days.
Montgomery County’s own Toll Brothers isn’t just keeping pace with a changing market. It’s helping shape it.
