St. Joe’s Lists its University of the Sciences Properties for Individual Sale
Saint Joseph’s University has listed five former University of the Sciences (USciences) properties for sale, reports Ryan Mulligan for the Philadelphia Business Journal.
The Lower Merion university lists the properties individually after struggling for more than two years to sell the contiguous 24-acre University City campus acquired through a 2022 merger.
While still seeking a buyer for the full campus, St. Joe’s is now marketing “outlier properties” separately in the high-value University City area. The listings include a residential building, an administrative building, a warehouse, a small park, and a vacant lot. These outliers do not have listed asking prices.
The largest property, a 63,400-square-foot warehouse at 4140 Woodland Ave., assessed at $4.18 million. Its size and age lends itself to redevelopment. Osol Hall, a six-story residential building with 23 apartments, is assessed at $3.8 million. The East Building, an administrative property, is valued at $1.23 million. A vacant 58,370-square-foot lot and Triangle Park, a 3,049-square-foot corner lot, are also on the market.
Since the merger, St. Joe’s has centralized first-year housing and coursework at its Hawk Hill campus. The administration plans to vacate remaining University City facilities by year-end. JLL is managing the sales, including the $170 million-assessed main campus.
