The Falls Township Zoning Hearing Board rejected multiple variance requests by developer Brian Brzezinski for a project at the Lincoln Garage site on 654 Lincoln Highway, writes Tom Sofield for Levittown Now.  

Brzezinski proposed constructing two three-story buildings to house 90 age-restricted condos in the Fairless Hills area, aiming to provide housing for residents aged 55 and over.  

The variance denials were based on issues such as yard setbacks, buffer zones, vegetation, and parking space shortages, with the plan only offering 168 spaces of the 248 required.  

Despite adjustments to the proposal, including reducing a floor and extending building lengths, concerns from local residents about potential impacts on single-family neighborhoods, light pollution, and increased traffic contributed to the board’s decision.  

Opposition also highlighted environmental worries, noting the site’s tree coverage and the presence of buried tires and underground tanks from its past as an auto repair shop.
