Vanguard Group Leases Building in Newtown Square’s Ellis Preserve

Ellis Preserve in Newtown Square has another new tenant.  Vanguard Group has leased a 240,000-square-foot building at the development, writes Natalie Kostelni for Philadelphia Business Journal.

Vanguard is moving into the building at 3801 West Chester Pike. The Malvern-based mutual fund company is also looking at other suburban space as it expands.

“Vanguard routinely evaluates its real estate portfolio, ensuring our office space and locations fit the current and future needs of our growing crew-base and clients,” stated Alyssa Thornton, a Vanguard spokeswoman.

The building was originally built for Atlantic Richfield Co., then sold to Sunoco Inc., now Sunoco LP.

Energy Transfer Partners LP bought Sunoco for $5.4 billion in 2012. It formed Sunoco LP in 2014 with the acquisition of Susser Petroleum Partners LP. 

Sunoco LP renovated the Ellis Preserve building and relocated there from Center City in 2015, as its new headquarters.

In 2016, Sunoco LP relocated its headquarters to Dallas.

Vanguard has a large campus in Malvern.  In November 2019, the company opened Neptune, a new building on the Malvern campus.

It also leases space in Great Valley and Chesterbrook and on Chestnut Street in Philadelphia.
