It took only 10 days for a 124-year-old Radnor home to be under contract after being listed, signs of a tightening housing market, writes Kennedy Rose for Philadelphia Business Journal.

The house is one of the oldest surviving structures designed by Main Line architect R. Brognard Okie.

It was listed for $2.295 million Feb. 23 and put under contract Friday.

“It’s one-of-a-kind, it’s in perfect condition, in a great location, in a great school district and it was priced right,” said Lisa Yakulis of Kurfiss Sotheby’s International Realty.

The five-bedroom, five-bathroom house at 225 Upper Gulph Road is in a former barn that was part of a larger estate built in 1987.

It was renovated in 2010.

Okie restored the Betsy Ross House at 239 Arch Street in Old City and was known for a Colonial Revival style.

The Philadelphia region housing market has been hot, fueled by low inventory, low interest rates and a desire for space in a stay-at-home pandemic.

Listings were under contract within an average of 13 days in January.

Homes spent 24 fewer days on the market than in the previous year.
