See Which Delaware County ZIP Code Had the Hottest Home Sales

Housing activity in Delaware County nearly at a standstill in January.

The Folcroft ZIP Code (19032) was among the top five hottest housing markets in the fourth quarter of 2024 for the Greater Philadelphia Area, writes Ryan Mulligan for Philadelphia Business Journal.

Folcroft homebuyers paid 37 percent above list price in the fourth quarter, with an average sale price of $288,575, compared to a $231,688 average list price.

The borough was part of a list of top 25 hottest ZIP Codes.

The Garnet Valley ZIP Code 19060 was the 16th hottest in the region, with homes having an average list price of $856,752 and an average sale price of $792,171.

The Chester ZIP Code 19013 ranked 24th, with an average list price of $146,347 and an average sale price of $136,791.  

The hottest real estate was in urban cores, like Center City West ZIP Codes, Camden, East Camden, and Philadelphia’s 19107 ZIP code, which runs east of Broad Street to 8th Street and from Pine to Callowhill streets.

The first month of 2025 is showing a price deceleration.

According to Bright MLS, the Philadelphia region median sale price increased 5.1 percent year-over-year in January to $357,250, the smallest increase since June 2023.
