One Delaware County community squeaked by on a top 25 list of the best places to buy a home in the Philadelphia region for 2023, according to Niche.

Niche placed Rose Valley 24th on the list of 25, while also ranking it as the second-best place to live in Delaware County, topped only by Swarthmore Borough.

Niche indicated that for Rose Valley homebuying, with its population of 1,116, Rose Valley offers a rural feel, home values, and access to restaurants and parks.

Most of the residents own their homes.

It’s a popular community for retirees, with residents leaning conservative.

The public schools in Rose Valley are highly rated, and part of the Wallingford-Swarthmore School District.

The median home value of a Rose Valley property is $591,800, compared to the national value of $244,900. 

The community ranks No. 8 in Best Places to Raise a Family in Pennsylvania, No. 8 in Best Suburbs to Raise a Family in Pennsylvania, and No. 10 in Best Suburbs to Live in Pennsylvania.

Niche gave Rose Valley an overall A+ rating, with it also scoring A’s for public schools, housing, good for families, jobs, outdoor activities, and health and fitness.
