Marple Residents Show Up in Force to Hear Developers’ Plans for Don Guanella Village

Hundreds of Marple Township residents recently gathered at Marple Newtown High School to listen to developers’ plans for the former Don Guanella Village, writes Kevin Tustin for the Delaware County News Network.

Sproul Road Developers presented mixed-use plans for the proposed Town Center at Marple Preserve. It would build commercial space on 38 acres of the old Don Guanella School. The developer would also build on nine out of the 175 acres of open space to create soccer fields and other active recreation space.

The plans were laid out by five presenters who covered all aspects of the project, including site plans, traffic, and economic impact.

“We think Marple needs innovative development,” said Carlino Commercial Development Principal Peter Miller. “There has not been any creative, thoughtful, state-of-the-art development in Marple for quite a while.”

He said that many had expressed their frustration at having to drive outside the county to have dinner with family or friends, something the development would rectify.

If the proposed Town Center goes ahead, it would include more than 300,000 square feet of retail space, along with a senior living center and a self-storage facility.
